“A significant difference in such project transactions in the capital city, where the development of innovative apartment houses is the highest, is noticeable in comparison with the average of the market”, – states Arnoldas Antanavicius, the Manager of Consultations and Analysis Department of Inreal Valdymas. According to him, each project under development in Vilnius have sold approximately 1.2 apartment at an average, but the average of innovative apartments sold is about 2.15 apartments, while the average of apartments sold in houses with two modern solutions is about 1.1 only. Therefore currently the innovative projects have almost double liquidity.
According to the analysts of Inreal Valdymas, only 10 apartment houses from 100 apartment houses, already built or still being under development in Vilnius, have more than one innovative solution. The main reason is that the market has not yet recovered completely after the severe recession during the crisis, and in many cases the developers seek for realization of projects using as little costs as possible, therefore the innovative solutions are delayed for the future. “On the other hand the residential real estate market trends are clear – the demand of modern housing is growing steadily”, – states A. Antanavicius.
The analysis by classes shows that the majority of modern projects in the capital city is being developed in the middle class segment. Meanwhile, in general there are almost no innovative projects under development in other cities of Lithuania. Usually the projects are implemented with the following modern solutions: recuperative ventilation system, solar batteries or collectors, humidity sensors, ventilated facades, remote heating system control, heating data reading through the accounting devices, central dust suction system, windows covered with a special film, reducing solar radiation, and rainwater collection system for grass watering, etc.
